From an idea to something you can build.

Six steps, one team coordinating them. Join at the step you need.

Start your project
  1. 01

    Listen and measure

We learn your goals, budget and timeline, then document the existing home or property.

You get existing-condition plans and a clear brief.

  2. 02

    Concept options

Two or three layout directions that balance space, light, flow and cost.

You react to real options instead of a blank page.

  3. 03

    Design and visualization

Floor plans, elevations, 3D renderings, materials and finishes come together.

You understand the layout and finishes before construction begins.

  4. 04

    Plans and consultants

Drawings coordinated with engineers and other licensed professionals where required.

You get a complete, coordinated drawing set.

  5. 05

    Permits, when needed

We help prepare submittals and respond to plan check comments for projects that need permits.

Fewer surprises between design and approval.

  6. 06

    Pre-construction

Budget review, value engineering and coordination with your contractor.

You start construction with clear drawings and a realistic number.

See it before you build it.

You don't need to know exactly what you want. We take your ideas from a rough sketch to a plan, then to a 3D view you can walk through before anything is built.

  2. Overhead 3D view of the same plan, furnished, with a deck and dining table

  3. Finished living room and kitchen with oak cabinetry and warm lighting
    3Finished design

Concept imagery. Steps 1 and 2 show the same design; step 3 shows a finished space in the same style.

Design comes first.

Before you hire an architect or contractor, see every room finished. Each design plan board shows the floor plan, elevations, a 3D render, materials and key details. Tap a board to page through a full home.

Designed by people who think about how it gets built.

A beautiful plan that can't be built on budget isn't a plan. We design with construction in mind from the first sketch, so what you approve is what you can actually build.

Start your project
  • Budget checked as we design

We review cost as the design develops, not after the drawings are done.

  • Drawings builders can price

Clear plans and finish selections mean fewer surprises in contractor bids.

  • Value engineering up front

We find savings in structure, systems and materials before anything goes to bid.

Questions homeowners ask us.

Don't see yours? Schedule a consultation and ask us directly.

Do I need to know exactly what I want before contacting you?

No. Many clients start with a feeling that the house isn't working, a few inspiration photos, or a single problem to solve. Developing the idea with you is part of the work.

Are you architects?

No. Casa Forma is a residential design and planning studio, not a licensed architecture firm. When a project legally requires a licensed architect, engineer or contractor, we coordinate with appropriately licensed professionals and make clear who is responsible for what.

Can you work with a contractor I already have?

Yes. We often design and prepare plans for homeowners who already have a contractor, or who want design help before they choose one. Clear drawings make bids easier to compare.

Can I hire you just for plans or renderings?

Yes. You can hire us for a single piece, like a floor plan, a 3D rendering or finish selections, or for the full path from first idea to construction.

Do you handle permits?

For projects that need them, we prepare and coordinate permit drawings with the required licensed professionals and help manage plan check. Many interior remodels need simpler permits, and some need none.

Where do you work?

Los Angeles and surrounding communities. Ask us if you're unsure whether we cover your area.

How does pricing work?

It depends on scope. After a first conversation we send a clear proposal with a fixed fee or defined phases, so you know what each stage costs before we start.
